Do you need to come to my home to determine its value?

No, we can provide you a custom home valuation estimate completely online. It does help if we can speak live to gather some of the additional details of your home that would effect its value (condition, renovations, view) to allow us to further zero in on the current market value. If we do hit it off and you are considering selling in the near term- it would then be beneficial for us to see your home in person.

Great! This is a great starting point for us to base our valuation off of but even one floor higher or lower in the same building can be worth anywhere from $10,000 to $250,000 more. Renovations and of course an extra set of windows or closets all add incremental value as well. There are countless factors that can add or subtract to your homes value. Once we provide your valuation we can discuss our methodology and answer any questions you have about how we got our valuation.

How do you determine my home's value?

There are hundreds of factors that we take into consideration when estimating your home’s value, and no two reports are the same. We first take a look at your address. This allows us to see how much neighboring homes have sold for, the desirability of the neighborhood you live in, unique features of your home and the surrounding geographical area, and many more factors. After we have a good idea of what that looks like, we then go more in-depth with our research, including checking the condition of your home, taking into consideration any updates you’ve made that could make it worth more than your neighbor’s. All of this is done by a human being. None of our home value reports run on an algorithm, and this information isn’t available to us or you at the push of a button.
